  1. Does i-Tech MLS share 'Coming Soon' listings with any neighboring MLSs?  For now, 'Coming Soon' listings are shared with CRMLS. It may be shared with other MLSs in the future. Contact GAOR for details

  2. What is the Coming Soon status? The i-Tech 'Coming Soon' status is defined as a property that is under a valid listing agreement but may not be shown to the public.

  3. What is the status color for Coming Soon listings? The status name and pin color on maps is a yellow-gold.

  4. What is unique about the Coming Soon status? A listing in the 'Coming Soon' status satisfies the requirement of NAR’s Clear Cooperation policy, MLS Rule 8.0. A listing broker may advertise and/or market a listing in the 'Coming Soon' status, but the property may not be shown to the public.

  5. Are there any requirements for marketing or advertising a 'Coming Soon' property? Yes. Marketing and Advertising of a property in the 'Coming Soon' status must clearly display 'Coming Soon' along with the 'On Market Date' in the promotional material.

  6. What is required to place a listing in Coming Soon status? A listing broker must possess a valid listing agreement that is in effect at the time the property is entered into i-Tech. Additionally, the listing broker must be in possession of written directions from the seller directing the listing broker to enter their property in the 'Coming Soon' status including an acknowledgment that public showings are not permitted.

  7. How long can a Coming Soon listing remain in that status? The maximum period-of-time a listing can remain in 'Coming Soon' is 21 days. When entering a listing with a status of 'Coming Soon', the listing broker will be required to provide an 'On Market Date'. The listing input and change process will not accept an 'On Market Date' which exceeds 21 days.

  8. What happens when the On Market Date is reached? There is an automatic process that runs once a day around midnight. The process looks at each 'Coming Soon' status listing. If the 'On Market Date' is equal to the current date or prior to the current date, the listing status is automatically changed to 'Active'.

  9. If the On Market Date is less than 21 days, can it be extended? Yes. While a listing is in the 'Coming Soon' status, the 'On Market Date' may be extended as long as the total number of days in the 'Coming Soon' status doesn’t exceed 21 days.

  10. Can the On Market Date be shortened? Yes. The listing broker may shorten the 'On Market Date'. The new date may be the current date or a date in the future. If the listing broker changes the 'On Market Date' to the current date, the listing status will be changed to 'Active' that night when the 'Coming Soon' status change process runs. If the listing broker needs to make the listing 'Active' immediately, contact the Glendale AOR office for assistance.

  11. What happens to the Days in MLS calculation while a listing is in the Coming Soon status? In i-Tech, the DIM calculation is suspended while a listing is in the 'Coming Soon' status. The DIM calculation begins with the On Market Date.

  12. Can the 'Coming Soon' listing status be changed to another status other than 'Active'? If the listing broker has a valid Listing Cancellation Agreement signed by the seller prior to the 'On Market Date', a 'Coming Soon' listing can be changed by the listing broker to 'Cancelled'. There are no other statuses available to the listing broker while a listing is shown as 'Coming Soon'.

  13. What should be done if a listing has been in the Coming Soon status for 21 days but still isn’t ready to be shown? When the maximum number of days has been reached the listing will automatically convert to 'Active' status overnight. Once in an 'Active' status, the listing broker can change the status to 'Hold' to indicate the property is not available for showings.

  14. Once a Coming Soon listing has converted to Active can it be placed back in Coming Soon? No. A listing cannot return to 'Coming Soon' once it has moved to any other status.

  15. Are there any new violations as a result of the new Coming Soon status? Yes. If a property is shown in the 'Coming Soon' status and public showings are allowed, the listing broker and agent may receive a violation under MLS Rule 9.3.

  16. Can a listing with a status with Coming Soon be scheduled for a broker caravan, open house or virtual open house? Yes, with conditions. Any public showing event can be scheduled but the date must be the same as or after the 'On Market Date'. If you schedule one of these events and then attempt to extend the 'On Market Date' to after the public showing event, the system will block the change to the 'On Market Date'.

  17. Are Coming Soon listings included in Auto-Prospecting or Client Portal?  'Coming Soon' listings are available in the auto-prospecting process when the agent sets up the search parameters.The listings may be emailed directly to clients and they are distributed for inclusion in VOW websites. However, Coming Soon listings are not available in IDX or in syndication (Zillow, realtor.com, etc.).

  18. Are there any limitations with Coming Soon status listings? Yes. If a client has access to their Client Portal and creates their own search, they will not have access to 'Coming Soon' listings. The agent can replicate the same search parameters for the client and include 'Coming Soon' listings.

One Thing Every Listing Agent MUST DO To Ensure CRMLS Users Have Access To Your iTech Contact Information

With CRMLS, we have created a workaround to ensure that our agent's profile information is transferring to, displaying in, and ultimately printing from CRMLS.  In short, here is what YOU need to do to ensure your contact information appears with your MLS listings in CRMLS.  Below are screenshots as a visual aid. 

  • Type in your contact information into each of your listings.
  • Complete the Contact Order/Contact Phone 1 thru 6 fields, in part or in whole.
  • These fields can contain an email address in addition to phone numbers.

This is an example of how your contact information will appear in CRMLS if you DO NOT add contact information in the Contact Order/Phone fields. The only phone number will be your office’s primary phone.

Dear GAOR Member,
The Glendale Association of REALTORS® Annual Election for the 2021 Officers and Directors will take place between July 8 and July 14, 2020. The winners of the annual election will be announced by GAOR President Steven Small at the GAOR General Membership Meeting which will take place online on Wednesday, July 15, 2020.

Positions Open for Election for 2021:

  • GAOR Officers and
  • Directors (five)
  • President-Elect
  • Vice President
  • Treasurer. 

The five Director positions are for two-year terms, while the Officer positions of President-Elect, Vice President, and Treasurer are for one year each.  For detailed information, download the document “Duties and Responsibilities of Elected Officers and Directors”  As is required by our bylaws and policy, the Nominating Committee released the below slate of candidates for you to consider as you vote for your 2021 Association leadership. This list comprises the slate presented by the Nomination Committee as well as a member who decided to run as an outside candidate and garnered the signatures to run.

For the position of President-Elect two candidates are running, so you will be asked to vote for one of them. You will receive an email with instructions and links to click for casting your online ballot. You may vote only once for each open position; multiple votes cast may result in disqualification of your ballot.

Online votes received after 12:00 p.m. on July 14 will not be counted. Please ensure that your email address is current and accurate according to GAOR’s records. My name is Carmen Arom, and I am a Broker Associate at Keller Williams R. E. Services. I have been a full-time REALTOR® for the last 12 years. I have an Electrical Engineering degree and an MBA from Pepperdine University.

My prior work experience has been in the technology sector working for companies such as AT&T and Oracle. I am honored to be nominated to be a member of GAOR's Board of Directors. My involvement with the GAOR started about 2 1/2 years ago where I served on the LGLR committee, then I was elected to serve on the Board of Directors, as well as being the PR Committee Chair.

My intention to be a member of the board stems from my desire to serve the GAOR in any way I can by contributing my time, energy and knowledge in doing the following:

  1. Help increase our membership
    • By being a member of the board, I would like to lend my expertise, vision, and voice in offering our members services and tools by adopting new technology and offerings that can have a positive impact in their day-to-day business operations.
    • Offer my ideas for classes and educational opportunities to increase knowledge base, which can only help with client retention and acquisition.
  2. Be an advocate for our membership - We have seen how the state and the city governments have tried to implement changes in our industry which can have adverse affect in our lives and business as Realtors as well as the lives and businesses of our clients. Case in point, the rent control initiative in Glendale where with our collective efforts, as Realtors, the city of Glendale came up with a 7% annual rent increase vs. 3%.
  3. Bring Awareness to the community in Glendale regarding GAOR's role in this community
    • GAOR is a committed member of our city in Glendale where we contribute generously to a variety of charitable organizations within our city. It is important for the residents of Glendale to know that we are more than a "Building" and find out how we actually affect the lives of less fortunate individuals through our charitable contributions and volunteer work.
    • Inform and engage with the property owners to emphasize the value that we as Realtors bring to them by letting them know that we are their advocates.

I joined the Glendale Association of Realtors in January of 1989. During the past three decades, I had the privilege to work with some of the best brokerages and best realtors in the business. Together we have been through several economic ups and downs.

Good brokers and agents have overcome all the hardships and challenges along the way. I have always believed that we have to contribute our time and experience to the well functioning of our association. In the 1990s, I have participated in a couple of committees. In 2012 and 2016 I was elected to the Board of Directors, where I served with pleasure and learned a great deal as to how the association works.

Currently, we are going through really challenging times and we have to put all of our knowledge and effort to navigate through it. I will do my best to help the Board of Directors carry out its duties.

I am again running for Board of Directors because I value membership in this Association and hope you do as well. I was licensed and joined GAOR in 2002 after a successful corporate-world experience focusing on the information technology arena for several nationally recognized corporations.

Because real estate is a second career for me and my corporate career focused on information technology systems, I felt that my background lent itself well to getting involved with the MLS Committee. I have not only served multiple years on the Committee but also served on the i-Tech Committee when PFAR shared the Rapattoni system with us, chaired that committee, and when I was President-Elect for GAOR in 2012, chaired our MLS Committee.

Other involvement with MLS includes appointment as CARETS Rules & Regulations Committee Chair serving several years in that capacity. I have also served on the LGLR Committee including chairing it in 2014, the Finance Committee, and the Professional Standards Committee.

I have been honored to serve as one of the Association's CAR directors since 2011 where committee assignments have included MLS, Pro Standards, Legislative, Home Ownership & Housing, and the REALTOR. Risk Management and Consumer Affairs Forum. I was also honored to serve for two years as a CARETS Director representing i-Tech.

Two of my most honored recognitions, however, were serving as your President in 2013 and being named REALTOR of the Year in 2017. What makes the latter so special is it recognized my years of serving, supporting, and promoting REALTOR interests at local, state, and federal levels.

Let's not forget NAR, CAR, and GAOR are trade associations and as such perform political advocacy on our behalf. I believe strongly in these efforts which is why I enjoy participating in the aforementioned committees and then sharing information with our members. It is because of this level of commitment that I hope you will vote for me to serve another two-year term on our Board of Directors. It has always been - and will continue to be - an honor and privilege serving each of you.

My name is Addora Beall.  I am running for the office of Treasurer for the Glendale Association of REALTORS. A little about me;

I was licensed and have been a member in good standing at this Association since 1999. I have been a licensed Broker since 2006. Since my first year as an agent, I have been involved in Committees.

I have served on LGLR, MLS, Finance, Grievance, Professional Standards, the i-TECH and Installation committees consistently for many years; and have chaired all of them except the Finance Committee which is the job of the Treasurer. I have taught Ethics and run New Member Orientation every month for many years.

I am currently serving as PR Chair this year. I have served on the Board of Directors two different terms. I have served on the Exec team as Vice President twice, President-elect and finally as President of this Association in 2017.

I am certified as a Professional Standards Trainer for C.A.R, since 2005. I am a trained Mediator and Arbitrator for C.A.R. since 2002. I have served as a C.A.R. Director in 2005 and 2006 and again from 2014 to present. That’s a lot of information.

Why do I want to be your Treasurer? Well, I think it’s important to give back. This Association is our lifeblood. For the record, I do have bookkeeping and accounting skills. I have served as Treasurer for a non-profit organization and worked for a CPA firm in college.

Some may say, “Why don’t you step aside and let someone else serve?” Great question. I could do that but unfortunately, with nearly 1400 members, most of you don’t want to get involved. And until our members do step up and get involved in our committees and serve on the Board and become part of the Executive team, leadership falls to those who have been committed for many years.

“Seasoned” leadership is essential in bringing new leadership along but in order to keep this Association vibrant and youthful, we need more agents to get involved. You need to serve in Committees first, then Board of Directors and finally the Executive Team. It's very rewarding and so worth being a voice for the good of our membership.

It's not about a personal agenda, everyone checks those at the door when they volunteer at GAOR. We promote property owner's rights and represent our members on a local, state, and national level. My goal as your Treasurer is to provide good stewardship over our member's funds.

Being part of the Finance Committee these past 5 years, we have done much to plan for our future as an Association, doing much to ensure financial solvency for the years ahead. I want to continue to protect that as your Treasurer. We have seen many changes in real estate this year and in the last few years. We need to be strategic in the decisions we make both financially and directionally.

I want to be part of successfully leading our Association with good financial stewardship and good leadership skills. I thank you very much for allowing me to share with you my qualifications and my “why” in wanting to serve this Association.

The Glendale Association is an important resource for us, its members. Members are and always should be its priority. You are the reason for the Association's existence. This is why, I believe, it should give REALTORS®  the most useful and current tools and information, to make us successful. We depend on it for education and technical and political support. I'm proud to have been part of this process for 23 years. I've been practicing Residential Real Estate for 32 years, since I was 5. The dark ages of getting our information from MLS books every other week. I certainly don't want to go backward.

It's been a pleasure talking to a lot of our members recently and there is one thing they've told me. They don't want to be left in the dust. They need that technology now. I've been listening and I hear you.

Some of you asked why I decided to be Vice President this year. I'd already been President. Why start at the bottom again? I don't think of it as the bottom. I think of it as an important step in the leadership process. I was President 11 years ago, a lifetime in real estate. Things have changed so much in those 11 years. I wanted to go forward as part of a team working to make the Association stronger than ever. We understand that things are happening at lightning speed.

It's important to bring in new people into the committees and board. However, we want to balance it with those that have experience and leadership.

Thanks to all of you that I've worked with both on and off the board. The work has been started this year by our President-elect and MLS chair to make sure we get today's top technology soon. I want to continue it next year. I want to thank him for this work and for keeping me in the loop on everything that has been started to bring us up to date.

The future is here and we have to embrace it. I ask you to vote for me for President-elect. let's continue doing this important work together.
